If you follow real estate in Flagler County, you already know Toby Tobin. For more than twelve years, his show Real Estate Matters has been the place locals go to understand what's actually happening with development, home prices, and growth in Palm Coast.
On August 15, our developer took a seat at that table.
Frank Mendola of Persimmon Capital joined Toby and co-host Annamaria Long of the Flagler Home Builders Association for a conversation about The Promenade at Town Center. And this wasn't a highlight reel. It was a real look at what it takes to bring the single largest mixed-use building project in Flagler County out of the ground.
Frank walked through the decisions most people never see. Why this site. Why now. What the approval process actually looked like, and how long it took to reach the building permit stage. He talked openly about the bumps along the way, the construction methods the team used to solve them, and the real cost of building something like this in today's environment.
There's also a longer conversation about who The Promenade is built for. Residents, yes, but also the retail and commercial side, and the way those two feed each other in a true live, work, play community. Toby pushed him on housing affordability too. Frank didn't dodge it.
Our favorite moment might be the smallest one. Toby asked whether Frank would encourage his own kids to go into development. It's a fair question after hearing everything that goes into a project this size.
Residents are expected to begin moving into The Promenade at Town Center in September.
That's the part we're most excited about. Everything Frank describes in the episode, the years of planning and permitting and problem-solving, has been building toward people actually living here. Town Center has been on Palm Coast's map for a long time. This is the moment it starts to feel like a neighborhood.
